- DSCR compares net operating income with annual debt service; programme thresholds vary by lender.

- The mortgage payment assumes a 30-year amortising loan at the rate you set; interest-only programmes price differently.

Programme thresholds vary; 1.20 is a common floor and anything at or above 1.00 means the rent covers the housing payment. Below 1.00 the property is short and the file usually needs more down payment or a different structure.
